Building Services Engineer

A global publication company are looking to introduce a multi-skilled Workplace Services Engineer to join their UK Workplace Management team based in the vibrant Leicester Square area in London. There is a primary focus on responding to reactive works, ensuring the business remains compliant with regard to the Workplace and to support the team around resourcing the appropriate M&E supplies/services.
You will carry out predominately fabric and planned maintenance tasks as well as minor works and project support across the clients UK corporate estate currently including 3 main offices. You will ensure that maintenance tasks are carried out on time including self delivered, sub contracted and those managed by the Landlord/Build Management teams where appropriate. You’ll have the opportunity to be involved in PPM scheduling as well as being involved in the sourcing and onboarding of new suppliers. You will have a keen eye for health and safety as well as best practice working methods and always be ready to support the Workplace management team at a moments notice.
This role would also suit someone who has worked as an Electrical Engineer or Shift Engineers looking for a change
On the tools (< 80%)
- You will be responsible for ensuring all Compliance PPMs are completed on time across our UK Office based in Leicester Square.
- You will be the first responder for all reactive tasks in our London sites.
- You will review contractor RAMS ahead of arrival and supervise them whilst on site ensuring each task is completed to a satisfactory level and carried out in a safe and effective manner.
- You’ll need to be able to remain calm under pressure when dealing with emergencies, tight deadlines, and various other challenging scenarios.
- You’ll work with the Workplace team to ensure that all work is carried out safely and with the businesses’ requirements in mind.
At the desk (> 20%)
- Whilst not carrying out physical work, you’ll be responsible for maintaining the London PPM planner on the Elogs system.
- You will be required to complete several mandatory training modules for both the client and Pareto to ensure you’re up to speed on both companies’ policies and procedures
- You’ll become an ‘expert’ with our internal systems including but not limited to;
o Elogs – PPM Scheduling and reactive job closures
o Sharepoint – Internal webpage for the Workplace department
- You’ll build relationships with key stakeholders across Pareto and the client including our Finance colleagues, End User Support (EUS) colleagues and the rest of the Hearst Workplace Management team.
- You’ll work with the Workplace Management team to ensure all works that may cause disruption to have a communication plan in place.
- You’ll be seen as a responsible leader in your field who can stand in when required and support the management team in a variety of situations including disaster recovery and other emergency situations.
Knowledge and Experience and Vocational and Technical Skills
Essential
Must have a general understanding and competency around typical building services issues including but not limited to plumbing issues, leaks, power failures, and emergency procedures.
Desirable
IOSH working safely and knowledge of Prolojik lighting systems, but training can be given. Previous experience with a SAFECONTRACTOR approved business.
Experience
The job holder will be required to have experience within building, maintenance working practices and procedures, especially matters concerning Health & Safety.
Interpersonal Skills
You must be able to communicate clearly and confidently verbally and in writing as an expert in your field with stakeholders from all levels including workplace team members, visitors and Director level client personnel.
Responsibility and Quality Control
The job holder is responsible for self-auditing the quality of their own work and supervising less experienced staff or contractors when required.
Taking Care
- The job holder is responsible for the care of tools and machinery, whilst in their use, whether the property belongs to the client or Pareto.
- Confidentiality is required on all matters that are attained to the client and Pareto.
Communication
Communication is oral / written and mostly internal with the Account manager and client’s staff. Communication is generally straight forward. From time to time the job holder will liaise with contractors working inside of the client’s sites or areas of responsibility, and at times with visitors.
Liaison
The client’s image can be affected by the job holder’s dealings with visitors and the media. While in dealings with the clients’ personnel at all levels, costs and operational efficiency are influenced, the post holder also has a requirement to liaise with inspectors and governing bodies that may come to the client sites or areas of responsibility.
Mental Demands and Judgement and Decision Making
Work is allocated to the job holder who, in most cases, decides how to tackle it, sometimes with the help of specifications and drawings. There is consultation within the team regarding the work plan. From time to time the job holder is requested to change work priorities. Routine decisions are made daily, based either on personal experience, own initiative or following discussions with a member of the Workplace team.
Original thought and problem solving
Many tasks involve original thought. Common problems arising are usually technical in nature and are solved independently using your experience and knowledge and sometimes there is a need for design. On occasion, help will be sought from the Workplace Management team or the clients appointed contact regarding unusual problems.
Concentration
There is a need to always be alert, but a particularly high level of concentration is required when working on machinery and specific detail needs to be paid to Health & Safety guidelines.
The clients unique environment requires extra concentration and due diligence to Health and Safety and locking procedures especially with regard to working in or around any technical equipment or server rooms. On occasion during an emergency, a lone working environment may exist and due diligence to lone working procedures must be always adhered to.
Flexibility
Tasks cover a wide range of activities. The number of interruptions daily is very variable. These are always from internal sources, usually the clients Workplace team. Depending on priorities, the job holder will either respond immediately or deal with the matter at a later date. The post holder may be asked to carry out tasks outside of their general duties.
Working Conditions
The job holder is required to work in a fast-paced office environment. The job holder will be required to regularly review RAMS for Workplace tasks and from Contractors. There may also be a requirement to work unsociable hours including evenings and weekends, but this will be limited to only when absolutely necessary i.e. in the event of an emergency or for planned noisy/disruptive work.
