Job Title: Site-Based Plumbing Fabric Engineer - Facilities Management
Position Overview: We are currently seeking a skilled and experienced Site-Based Plumbing and Fabric Engineer with a focus on plumbing to join our Facilities Management team. The successful candidate will be responsible for completing PPM’s and Reactive Works, with a particular emphasis on plumbing maintenance and fabric repair works. A full clean driver's license is required for this role, as travel between two sites will be necessary. While the role emphasizes plumbing and fabric, familiarity with mechanical systems, including HVAC, ventilation, and general building systems, is essential.
Key Responsibilities:
- Plumbing Maintenance and Repair:
- Conduct routine inspections and maintenance of plumbing systems, including pipes, fixtures, pumps, and water heaters, to ensure efficient operation and prevent issues.
- Diagnose plumbing problems, such as leaks, clogs, or malfunctions, and implement appropriate repairs or replacements in a timely manner.
- Perform preventive maintenance tasks, such as flushing water heaters, cleaning drains, and testing water pressure, to extend the lifespan of plumbing equipment.
- Building Fabric Maintenance:
- Conduct regular inspections of building fabric components, including walls, ceilings, floors, roofs, doors, and windows, to identify defects, damage, or deterioration.
- Perform routine maintenance tasks, such as painting, plastering, sealing, and caulking, to preserve and enhance the appearance and structural integrity of building fabric elements.
- Repair or replace damaged or worn building fabric materials, fixtures, and fittings to maintain a safe, secure, and comfortable environment for occupants.
- Cross-Disciplinary Collaboration:
- Work closely with other building services engineers and technicians to coordinate maintenance activities and address issues that may impact multiple systems or disciplines.
- Provide support and assistance to colleagues working on mechanical, electrical, and plumbing systems, as needed, to facilitate efficient and effective maintenance operations.
- Communicate effectively with stakeholders, including facility managers, tenants, and contractors, to coordinate work schedules, prioritize tasks, and ensure customer satisfaction.
- Health and Safety Compliance:
- Adhere to health and safety regulations and procedures at all times, including the proper use of personal protective equipment (PPE) and safe working practices.
- Identify and mitigate potential hazards associated with building fabric maintenance activities, such as working at heights, handling hazardous materials, or working in confined spaces.
- Report any health and safety concerns or incidents promptly to the appropriate personnel and participate in investigations and corrective actions as required.
- Documentation and Reporting:
- Maintain accurate records of maintenance activities, equipment inventory, and performance metrics related to plumbing and fabric systems.
- Prepare detailed reports on maintenance activities, including work completed, issues encountered, and recommendations for improvements.
Qualifications:
- Experience in a similar role, with a focus on plumbing maintenance and repair in a facilities management or similar environment.
- Comprehensive knowledge of plumbing systems, including piping materials, fixtures, pumps, and water treatment processes.
- Previous experience in building fabric maintenance and repair, preferably in a facilities management or similar environment.
- Demonstrated proficiency in a range of building fabric disciplines, with the ability to work independently and as part of a team.
- Strong problem-solving skills and attention to detail, with the ability to diagnose issues and implement effective solutions.
- Excellent communication and interpersonal skills, with the ability to work collaboratively in a team environment.
- Full clean driver's license with the ability to travel between sites as required.
