Overview:
The opportunity has arisen for a Building Services Engineer role at Pareto FM.
Introduction & Purpose:
The purpose of this document is to capture and document the role purpose, the specific responsibilities and accountabilities for the role, the reporting lines and communication channels and the tasks and activities that should be delivered by the role.
There are no specific regulations or legislative compliance criteria that govern this role.
Scope & Responsibilities
In depth knowledge of electrical and mechanical engineering
Must be able to work unsupervised to a high quality and fact within a fast-paced environment
Perform and complete Planned Preventive Maintenance (PPM) tasks, ensuring all building systems function optimally.
Able to complete installation work on new systems and additions to existing installations.
Electrically biased but with good knowledge of mechanical and building services
2391- 52 Electrical inspection and testing required
Must be familiar with the general risks and hazards associated with building work including asbestos.
Minimum of L8 Awareness formal training
A great understanding of legal compliance; as well as how to achieve and maintain to a high standard.
Great communicator for both internal and external stakeholders
Have a good eye for innovation and improvement of existing systems and processes
Must have great knowledge of Microsoft Windows based systems and G Drive.
Ensure adherence to health and safety regulations and promote a safe working environment.
Assist the on-site Supervisor in the day-to-day running of the contract, ensuring smooth operations and compliance with contractual obligations.
Monday- Friday (40 hours per week) This is across 3 core shifts 07.00 – 16.00, 08.00 – 17.00 & 09.00 – 18.00.
There is no provision for sickness or holiday cover costed into the contract. If cover is required, this is chargeable.
Specific Procedures & Tasks
Overall responsibility for timely completion of all maintenance and reactive tasks associated with client assets, The first line of response for all associated M & E and fabric issues.
Perform and complete Planned Preventive Maintenance (PPM) tasks, ensuring all building systems function optimally.
Update and maintain associated paperwork and digital records for all maintenance activities
Carry out regular and periodic inspections (including all statutory, mandatory requirements and insurance inspections) to maintain efficiency and safety of M&E installations including fire safety, firefighting equipment, and security systems, liaise with client staff over specific requirements.
Maintain records and computer-based record management systems to nationally agreed standards including statuary testing and inspection, technical records, files, diaries, drawings and reports.
Carry out necessary maintenance works on M&E services and installations including electrical systems, heating and hot water installations and be able to competently supervise works on fire alarms and security systems, work machines, lift and other relevant systems etc.
Ensure works are completed to standard and against budget and meet with key client requirements and satisfaction reporting back at regular intervals to the Pareto FM Account Manager and client elected liaison.
Support the arrangements in place to enable subcontractors to undertake routine and emergency breakdown maintenance both in and out of hours
Assist the client in setting maintenance priorities, forward programmes and budgets.
Assist with the preparation delegated planned maintenance projects. Prepare schedules and specifications and place orders. Audit, supervise/ check works on completion.
Where requested provide technical M&E advice and support to the client
Assist the on-site Supervisor in the day-to-day running of the contract, ensuring smooth operations and compliance with contractual obligations.
Liaise with the client and other Pareto FM staff to develop and disseminate national best practice in M&E maintenance and procedures.
With the client, ensure the effective implementation of the Asset Management Plan, to inform the planning and management works across the estate.
Undertake other works of a similar nature as required and directed by the client and Pareto FM Supervisor or Account Manager.
Be the go-to person for client when an issue arises.
There should be sufficient detail, clearly expressed, to enable a trained person to perform the procedure or task without supervision.
Coordinate with contractors and vendors to ensure quality services are delivered on time and within budget.
Provide detailed scopes and specifications when generating quotes for repairs, replacements, or upgrades.
Update and maintain associated paperwork and digital records for all maintenance activities.
